Shawmut Transforms Providence Office Building with Striking New Lobby

Building renovations key to repositioning of old Bank of America Building into new 100 Westminster Street

Providence, RI—January 5, 2008—Shawmut Design and Construction, a leading national construction management firm, in collaboration with Cambridge Seven Associates, Inc., has completed renovations to O'Connor Capital Partners' "100 Westminster" office building lobby in Providence, R.I. The multiple-entrance, sky-lit lobby of the mixed use building, formerly known as the Bank of America Building and previously to that the Fleet Center, will help establish the new 100 Westminster Street identity for the building's retail and office space.

The project, which is the first significant renovation to the downtown Providence office building since the 1980s, features custom millwork and glass systems, Italian marble floors and columns. The team successfully transformed the lobby from its previous mall-like aesthetic to a modern, Class A office environment. Radius glass curtain wall, acoustical wood-slat wall paneling and ceilings, a complete lighting package and renovated retail tenant storefronts are key elements of the project. New railings, ramps and entry stairs have brought the space up to Americans with Disabilities Act compliance, and M/E/P systems have been updated.  The lobby now provides a more graceful entrance for office tenants, while new exterior retail entrances have created a more welcoming environment for shoppers.

Challenges included the integration of new finishes and mechanical systems into an existing structure, and navigating the unknown existing conditions of the building. The phased, occupied project emphasized safety and access for the building's current occupants and the general public.

"We are proud to have worked with O'Connor Capital Partners to create a new vision for this important Providence center," said Michael Sanchez, Shawmut's managing director of commercial construction. "Throughout the project, our team remained devoted to maintaining a positive experience for the client and the building's users."

Shawmut's recent experience with Class A building repositioning and renovation projects includes, among others, the renovation of the Prudential Center Lobby, 265 Franklin Street, One Post Office Square, One Memorial Drive and One Beacon Street in Boston.
