As a Construction Manager at Risk, we are fully accountable to our clients for the on-schedule, on-budget performance of our subcontractor team. We provide a comprehensive range of services to assist clients from the programming phase to the post-construction phase. National capabilities
We are able to successfully complete projects throughout the country because of our excellent relationship with a national network of subcontractors who provide us with the best staffing, most competitive pricing, and a willingness to deliver on the extraordinary commitments that we make to our clients. We also provide extensive training so that our superintendents can provide the highest level of customer service anywhere in the country.

Single core team to deliver banking projects anywhere in the country
Shawmut uses a unique project delivery model to provide client service and predictability to our banking clients both regionally and nationally, which allows for a consistent brand image and high-quality project time and time again. What makes Shawmut unique is our commitments to using use the same dedicated team for all projects, whether local or national. We have proven success working closely with our banking clients to ensure branding guidelines are adhered to throughout the roll-out and to maintain the masterplan budget established by the client. As our single project team provides construction management services, we continuously refine the delivery model and engage in a rolling dialogue regarding value design. This, in turn, produces more cost-effective projects completed on faster schedules without sacrificing quality.

Lease review
In reviewing the landlord Work Letter, we can ensure that no gaps in the scope exist between the landlord-provided services and the project plans. In reviewing key commencement dates, our goal is to incorporate critical dates into the construction and the permit schedules so as to prevent any schedule delays or lease defaults.

Pre-construction
We take a unique approach to the pre-construction effort by bringing the entire team together, including the project executive, project manager, estimator, superintendent, architect, and owner. Our attitude and approach to pre-construction helps to ensure a seamless transition from design development straight through to construction. Having the entire team on board early also helps to identify key exposures that could potentially lead to time and money overages. Our estimators are skilled in performing value design exercises - with respect to use of materials and mechanical systems - that enable clients to make smart, informed decisions.

Open book sub-bidding
As construction manager, we competitively bid the entire scope of work for the project. We obtain a minimum of three competitive bids per trade to present to the project team in an open book format. This thorough, inclusive process ensures that the schedule, budget, and quality objectives established at the project’s inception will be met.

Subcontractor relationships
We are one of the only major Construction Managers in the country that does not have "pay if paid" or "pay when paid" clauses in our subcontracts. This affords our clients more competitive pricing by eliminating subcontractor cash and carry costs which typically range from 2-5%.

Constructability review
During the development of construction documents, we review constructability issues from a builders’ perspective to help the design team develop a complete set of bid documents. We work with our client to issue a fully coordinated set of construction documents, thoroughly coordinated with bank vendor activities and the scope of work of project sub-consultants.

Schedule control
Whether the project requires a fast-track 10-week schedule or a phased, six-month schedule, we understand that schedule control is critical to the success of any project. We typically develop a Master Project Schedule that illustrates all deadlines including client decisions and milestones.

Permitting
Through our in-house permit expeditor, Jack Moriarty, we obtain permits for more than 400 projects throughout the country each year. As Director of Permitting, Jack has extensive national contacts, outstanding local and national relationships, and the expertise to effectively assist in code review. Under his guidance, we expedite and coordinate the procurement of all legally required permits, licenses and certificates, assemble them for the subcontractors, and deliver them to the project team. We obtain the general building permits and certificates of occupancy required by local authorities and coordinate all aspects of the work with local authorities, governmental agencies, and utility companies who may be involved with the project. We also file the appropriate architectural/engineering drawings to obtain permits for the construction portion of the project.

Coordination of bank-supplied items/FF&E packages
We take a hands-on approach to the coordination of bank-supplied items and FF&E packages. Early on, we assume control over the bank-supplied vendors to ensure that materials and equipment are delivered according to the schedule as agreed upon by the entire team.

Post-construction
Prior to the completion of any project, we send in our Project Services Division to audit the progress of the project and identify any potential "red flag" items that could impede the seamless turnover of the project. As the turnover date approaches, the entire project team meets to conduct a "Pre-punch Review" to ensure that the punch-list is all-inclusive and as short as possible. Our Project Services Division also serves as a 24/7 Emergency Services Department which enables our clients to get an immediate response to any service call through our network of on-call emergency contractors.
