Historic Landmark specialists
Over the years, we have built a reputation as one of New England's foremost experts in historic preservation. Our experience includes work on ten National Historic Landmarks which has provided us with an in-depth understanding of the National Park Service's requirements for buildings listed on the National Register.
Researching the original architects/designers
The work of the builder should always be to faithfully represent the vision of the architect. To do that in historic preservation requires a commitment to understanding the building's original architect, the times he or she lived in, as well as the approach and objectives of the contemporary firm honored with the responsibility of overseeing preservation efforts.
Material selection and procurement
Throughout pre-construction we work closely with the entire team to source appropriate materials that meet both the project design objectives and the established budget. We have an extensive network of specialty subcontractors that we can use to identify suppliers of key project elements such as slate, rare wood species, granite, copper, etc.
Use of modern building methods and equipment
We employ modern-day techniques and equipment to achieve results that serve to compliment the beauty and tradition of the structure's original design and construction. We also are particularly skilled in the seamless integration of new life-safety systems to bring historic structures up to modern building codes.
Pre-construction services
Early in the pre-construction phase, we bring in key subcontractors to assist with critical components. This design/build approach fosters a collaborative effort that can expedite the decision-making process when a client desires or needs an aggressive schedule. Throughout our comprehensive pre-construction effort, we routinely work closely with the client and architect to truly understand the project's goals. With a thorough understanding of the goals, we can then use our expertise and experience to provide clients with a variety of unique pricing and scheduling options to best suit their goals for the project.
Permitting
We obtain more than 400 permits each year and have extensive experience working closely with a variety of regulatory agencies and historical commissions. We often serve as a representative for clients and architects at the required meetings to help facilitate the permitting and approval process.
Logistics
A primary goal of ours is to learn as much as possible about the use of the structure, the traffic patterns for pedestrians and vehicles, and the use of surrounding buildings to help design a plan to minimize disruption during the restoration project. We then develop a plan incorporating a realistic construction schedule that includes procurement and all necessary inspections, mockups and samples required to complete the restoration. We also have experience utilizing innovative scaffolding systems to minimize disruption to the surrounding campus or community.
Subcontractor relationships
We are one of the only major Construction Managers in New England that does not have "pay if paid" or "pay when paid" clauses in our subcontracts. We have a long-standing corporate policy of paying our subcontractors within 30 days regardless of whether or not we have been paid by the client.

We offer our clients an unprecedented Three-Year Warranty Program, which is above and beyond the industry standard of a one-year warranty.
