As a Construction Manager at Risk, we are fully accountable to our clients for the on-schedule, on-budget performance of our subcontractor team. We provide a comprehensive range of services to assist clients from the programming phase to the post-construction phase. Here we highlight just a few of the services we typically provide to clients that separate us from the competition. For more information on the full range of services we provide, please contact us.
Pre-construction services
Our comprehensive pre-construction planning phase provides owners with all the information they need to make smart, informed decisions.
Timely completion
We are able to complete projects much faster than most residential construction firms because of our depth of resources and our relationships with subcontractors. Our residential teams are backed by the resources of a $700 million construction firm, which means better quality, faster turnover, and more cost-effective solutions for our clients. Also, our relationships with a wide range of subcontractors, many of which are accustomed to working on extremely fast-track schedules, means our schedules are real and projects will be completed on-time.
Historic preservation expertise
We are historic preservation experts. Having completed historic preservation projects throughout Boston's Beacon Hill and Back Bay, we understand the challenges of building a modern residence within an historic structure. We are skilled at integrating modern building systems, incorporating high-end finishes, and blending old and new architectural finishes without affecting the historic fabric of the building. We also have extensive experience working closely with various historic commissions during the permitting process to ensure a smooth construction phase.
Working within urban settings
Many of the projects we have completed involved working within tight, urban settings. When completing a residential renovation within an urban setting, it is our goal to learn as much as possible about the structure, the traffic patterns for pedestrians and vehicles, and the use of surrounding buildings to help design a plan to minimize disruption during the renovation project. We also have experience working closely with affected neighbors and utilizing innovative scaffolding systems to minimize disruption to the surrounding campus or community.
Breadth of experience
At Shawmut, we have a breadth of building experience unmatched in the residential construction industry. We have extensive experience working within a number of other construction markets which means we bring with us to the table a range of skills and perspectives that our competition simply doesn't. From working with commercial architects or using our in-house M/E/P expertise to advise on the integration of building systems or navigating the complex permitting process, we will utilize our vast experience to ensure a successful project for our residential clients.
Complex renovation expertise
We are particularly skilled at complex renovations, often involving challenging schedules, occupied environments, tight sites, unique finishes, and modern systems. We will utilize the strategies and lessons learned throughout our 25 years experience to proactively address any challenge presented during the course of a complex renovation.
Subcontractor relationships
We are one of the only major Construction Managers in New England that does not have "pay if paid" or "pay when paid" clauses in our subcontracts. We have a long-standing corporate policy of paying our subcontractors within 30 days regardless of whether or not we have been paid by the client.
