As a Construction Manager at Risk, we are fully accountable to our clients for the on-schedule, on-budget performance of our subcontractor team. We provide a comprehensive range of services to assist clients from the programming phase to the post-construction phase. Here we highlight just a few of the services we typically provide to clients that separate us from the competition. For more information on the full range of services we provide, please contact us.
National capabilities
We are the only coast-to-coast builder of fine dining, themed, and national concept restaurants in the country. We are able to successfully complete projects throughout the country because of our excellent relationship with a national network of subcontractors who provide us with the best staffing, most competitive pricing, and a willingness to deliver on the extraordinary commitments that we make to our clients. We also provide extensive client service training so that our superintendents can provide the highest level of customer satisfaction anywhere in the country.
Single core project team to deliver projects anywhere in the country
What makes Shawmut unique is clients get the benefit of working with the same project team as they build projects all over the country. This allows for a consistent brand image and high-quality project - time and time again.
Lease review
In reviewing the landlord Work Letter, we can ensure that no gaps in the scope exist between the landlord provided build-outs and the project plans. In reviewing key commencement dates, our goal is to incorporate key dates into the construction and the permit schedules so as to prevent any schedule delays or lease defaults.
Coordination of owner-supplied items/FF&E packages
We take a hands-on approach to the coordination of owner-supplied items and FF&E packages. Early on, we assume control over the owner-supplied vendors to ensure that materials and equipment are delivered according to the schedule as agreed upon by the entire team.
In-house M/E/P expertise
Our in-house M/E/P estimators advise our pre-construction and construction teams on all aspects of M/E/P systems including design peer review, procurement, installation, and commissioning.
Scheduling
Our project schedules go beyond standard construction schedules to include key milestones that are critical to the ultimate success of the project. For every project, we create, manage, and update a solid detailed Critical Path Method (CPM) Schedule, which serves as the cornerstone of our effort to keep each project on schedule. Soliciting input from subcontractors, suppliers, the architect/designer, engineers and the owner, our goal is to engage the project team in an evolutionary process called Master Project Planning. This process encompasses the program from the earliest stages of the project through completion, turn-over, move-in, and the occupancy/warranty period. We also develop Three-Week Look-Ahead Schedules to ensure that all trades understand their weekly deadlines and the interrelationship between the scope of work and the other trades.
Subcontractor relationships
We are one of the only major Construction Managers in New England that does not have "pay if paid" or "pay when paid" clauses in our subcontracts. We have a long-standing corporate policy of paying our subcontractors within 30 days regardless of whether or not we have been paid by the client.
24-hour emergency services
Both during and after the warranty period, our Project Services Division serves as the Emergency Services Department. The 24-hour, 7-day-per-week service enables our clients to get an immediate response to any service call through our network of on-call emergency contractors.
