Shawmut Celebrates Topping Off of Harvard University Housing Building at 100 South Campus Drive

Shawmut reached the topping off milestone on 100 South Campus Drive, a mixed-use project in Allston that will create sustainable housing for the Harvard University community alongside vibrant public spaces. The project is part of a larger transformation of 175 North Harvard Street, which includes the new home for the American Repertory Theater (A.R.T.).
The 100 South Campus Drive project team includes design firm Marvel Architects, with Northstar Project & Real Estate Services serving as owner’s project manager. Upon completion, the building will feature 276 residential units to provide needed housing for the Harvard community, along with public-facing amenities. Designed with sustainability at the forefront, the building is set to achieve both Passive House and Living Building Challenge certifications.

Together with the new home of the American Repertory Theater, the reimagining of 175 North Harvard Street will establish a dynamic, sustainable live-play hub for the community.”

100 South Campus Drive will emphasize eco-friendly transportation with 250 sheltered bicycle spaces and 75 automobile parking spaces. An elevated ground floor, integrated stormwater management systems, and natural irrigation methods create a campus environment that prioritizes sustainability and community well-being. Tree-lined streetscapes, a residential courtyard connecting the A.R.T. and 100 South Campus Drive, and green gathering areas offer inviting spaces for community interaction while enhancing urban connectivity. The building incorporates triple-glazed windows, an optimized window-to-wall ratio, and double-height glass enclosures to foster energy efficiency and a sense of connection to the surrounding area. The project reflects a careful balance between modern campus needs and the surrounding Allston neighborhood, ensuring it seamlessly transitions into its low-rise setting.
Located alongside the new A.R.T., another Shawmut project, 100 South Campus Drive will further transform the area into a vibrant hub that fosters community connections and advances sustainability goals. The A.R.T. is also designed to achieve Living Building Challenge accreditation, featuring adaptable performance spaces including two stages, extensive rehearsal facilities, a spacious public lobby, and an outdoor performance yard.
The Paul J. DiMare Center at UMass Chan Medical School—a state-of-the-art, 350,000-square-foot facility—is now among the most energy-efficient biomedical research facilities in the country.
The project represents the single largest school project in Rhode Island’s history and will serve approximately 2,100 high school students, delivering cutting-edge academic facilities and community-focused spaces.
