The River House development is a public-private partnership (P3) project providing new market-rate graduate student housing for Brown University’s Nursing and Medical Schools, featuring 174 units in a mix of studio, 1-bedroom, and 2-bedroom configurations.
Amenities include full kitchens and laundry facilities in each unit, tile bathroom floors, IoT features like Bluetooth intercoms and smart thermostats, as well as meeting and lounge spaces on the lower three floors. Additional offerings include a first-floor lobby café, administrative offices, and a furnished mid-level roof deck with a TV, gas fire pit, heaters, and grills.
The site encompasses nearly 2 acres and includes two 7-story girder slab towers connected by a curtain wall. Site improvements feature limited surface parking and a new exterior courtyard linking River House to Davol Square and South Street Landing. The building’s design incorporates a brick and metal panel facade with punched openings at most window locations, while the foundation consists of concrete piles (65 ft deep) and a structural slab.
